Our Story

Amray Land Surveying Ltd was founded by Raymond Yuan, BCLS, who brings extensive knowledge in geotechnical and structural work with over ten years of experience in land surveying. Our company's objective is to provide exceptional services to our clients, whether they are homeowners, businesses, governmental entities, or developers. Cadastral Surveys

We specialize in cadastral surveys, which involve the survey and demarcation of land. This type of survey affects title to land, such as subdivisions, strata plans, rights of way, air space plans, and natural boundary surveys.

Construction/Engineering Surveys

Our team is skilled in laying out reference points and grid lines for various construction projects, ensuring that new infrastructure is located according to the building plan's specifications.

Building Location Certificate

A Building Location Certificate is an official document prepared by a licensed British Columbia Land Surveyor, detailing the location of improvements in relation to property lines, property dimensions, and encroachments. This document is crucial for real estate purchases and municipal inspection purposes.

Site Plans

We can prepare site plans that show existing and proposed topography, improvements, fences, proposed grading, and tree location. Our technical expertise ensures that all site information is presented in a format suitable for architects and other related professionals.

Monitoring

This type of survey includes monitoring techniques such as mining subsidence monitoring, structural deformation modeling for infrastructures like bridges, and monitoring existing structures in the proximity of construction activities for movement. One of our most commonly requested services, topographic surveys provide exact figures of the size, height, and position of different site changes that have occurred over time.

  • Survey Party Chief: We are looking for an experienced professional to lead our survey team for our cadastral and engineering projects. The ideal candidate should have a minimum of two years of experience in field positions, a degree or diploma in geomatics, and applicable knowledge of conventional survey equipment.
  • Survey Assistant: We are looking for a survey assistant to be part of our daily field crew. The ideal candidate should possess a degree or diploma in geomatics and experience is preferred but not required.
  • Office Technician: We are looking for an office technician to work on survey computations and plan preparation of our projects. The ideal candidate should be experienced in working with AutoCAD and be able to work independently.

Negative: The surveying company's unprofessional conduct, inaccurate surveys, and lack of compliance with laws and regulations have resulted in negative experiences for clients.

Unprofessional Conduct

Both reviewers experienced unprofessional conduct from the surveying company. One reviewer, Pax Elle, reported that the surveyors entered their backyard without permission, damaged their garden, and woke them up from their sick bed with an attitude. The surveyor did not even know the name of the company they worked for, which raises concerns about their competence.

Inaccurate Surveys

Tmj Designbuild experienced poor survey service, where the company failed to provide accurate information. The survey only included the existing main house outline, excluding the concrete walkway layout. The proposed building envelop was also incorrect, and the company did not correct the mistake despite being reminded. The surveyors also missed the existing chimney of the main house and made errors in the site tree dimension and description.

Lack of Compliance with Laws and Regulations

Pax Elle mentioned that the company was not aware of the laws of British Columbia, specifically regarding permission and 24-hour notice requirements. This lack of knowledge and compliance is a significant concern.
